‘Wasteful use of space:’ Community voices concerns over redevelopment plans for Regency Square Mall

JACKSONVILLE, Fla. — Tensions are rising in Arlington as residents express growing concerns about the future of Regency Square Mall. A proposed development plan, which includes a gas station and a convenience store, has sparked a debate about how best to revitalize the nearly 60-year-old shopping center.

The proposed project involves constructing a gas station and a 5,200-square-foot convenience store on a portion of the mall’s parking lot. The project is currently under review by JEA, which is assessing the service availability for the site. Titled “CK Atlantic Blvd & Monument Rd,” the development has led to speculation that the project could be a new Circle K gas station, although this has yet to be officially confirmed.

Residents are speaking out against the proposal, arguing that a gas station is not the solution Arlington needs. With several gas stations and convenience stores already in the area, many feel the space could be better utilized for purposes that would better serve the community.

“I think that’s a wasteful use of space,” said Arlington resident Antonio Miller-Jones, expressing his frustration with the plan.

Others, like Lee Thai, also believe the site could be repurposed in ways that would have a greater benefit for the neighborhood.

“I don’t know why they don’t turn it into a variety of food stores,” Thai suggested, proposing an alternative that could bring more diverse options to the area.

Miller-Jones also pointed out that the land might be more profitable if left as an open lot, rather than being developed into a gas station and convenience store.

A site plan of the proposed redevelopment shows that only the eastern portion of the mall is being considered for redevelopment. However, beyond the gas station, the plan does not clarify what other developments could take place on the property. Additionally, it is unclear when demolition or construction might begin, leaving residents uncertain about the timeline for the project.

This latest proposal follows ongoing concerns about the mall’s deteriorating condition. Regency Square Mall has been racking up fines for code violations, including issues with mold, roof leaks, and a lack of air conditioning. The once-popular shopping destination has fallen into disrepair, leading to growing concern from the community about its future.

In response to these concerns, District 1 City Councilman Ken Amaro’s office issued a statement acknowledging the proposal and its potential impact on the area.

“Our office is aware of the proposal, and as this is a very fluid situation with the potential development of Regency Square Mall, we cannot discern whether this will be concretely a part of the plans to redevelop the property,” the statement read. It continued, “Whatever ends up going in there should benefit not only the immediate community, but all of Jacksonville, and I am confident that this will be the case.”

While the future of Regency Square Mall remains uncertain, one thing is clear: the community is divided on what the redevelopment should look like. Many residents are calling for a redevelopment plan that not only addresses the immediate needs of the local community but also takes into account the long-term vision for Arlington.
